Request to Continue Application: To act on a Continuance Request for a Subdivision Application submitted by Jason Lavoie involving property at Tax Map 1, Lot 16 located at 110 Rollins Road in Rollinsford NH for a period of 65 Days.
Discussion: To discuss a request to relieve Paul Integrity Automotive, on the corner of Church and Main Street, from a site plan condition imposed in January for a fence to screen the east side of the property from Church Street.
Preliminary Consultation: To discuss a potential 2 Lot Subdivision submitted by Arthur Gagnon (DBA Diversified Builders) on Clement Road involving Tax Map 1 Lot 43-1.
1. September Meeting date – Request from SRPC to move for Storm Water Discussion
2. Resignation – Dave Nyland
3. Forward a recommendation to the Select Board for a replacement of Dave Nyland
4. Approval of Minutes
6. Any other business that may come before the board.

The Planning Board Meeting set for July 5th has been canceled. All business including the Lavoie Sub-division on Rollins Road and the Paul’s Automotive Site Plan Modification on Main Street has been moved to August 2nd 2016 Regular Planning Board Meeting.

Public Hearing at 7PM to take Public Comment on a Subdivision Application submitted by Jason Lavoie involving property at Tax Map 1, Lot 16 located at 110 Rollins Road in Rollinsford NH. This Application involves creating 2 Lots off of the 5.27-acre parcel. The new lot will have frontage on Shady Lane (a Class 6 Road) with access to the parcel over the pre-existing lot fronting Rollins Road.
Preliminary Review of a proposed Doggie Daycare at 195 Goodwin Road by Lewis Janetos.
– Discussion on a request by Paul’s Integrity Automotive to remove the requirement for a fence from the east side of the property along Church Street from the approved Site Plan.
– Change in Planting associated the Scout Land Subdivision adjacent to the Wentworth House
– Discussion of Driveway Culverts as requested by the Select Board.

The Planning Board will meet on Tuesday, May 3, 2016 at the Town Hall at 7PM.
Public Hearing at 7PM to take Public Comment on a Home Business Application submitted by Shalla and Sean Melton involving Lot 11-1 Tax Map 20, located at 624 Silver Street in Rollinsford NH. The applicants are proposing a Photography Studio to be operated in an addition to the rear of the current home.
Public Hearing at 7:30 PM to take Public Comment on a Lot Line Adjustment submitted by Vincent and Kathleen Colella of 50 Old Mill Lane in Rollinsford NH. The application consists of the relocation of the lot line between Tax Map 7 Lots 14 and 15. The proposal would transfer 24.7 acres from Lot 15 to Lot 14. The transfer would increase Lot 14 from 6.5 acres to 31.3 acres and increase Lot 15 from 43.7 acres to 18.9 acres. No additional building lots will be created with this application.
Public Hearing at 8:00 PM to take Public Comment on amendments to the Rollinsford Site Plan Regulations and the Rollinsford Sub-Division Regulations to Comply with the National Flood Insurance Program. Theses updates have been mandated by the state so people in flood prone areas may get flood insurance.
Preliminary Review of a proposed sub-division of a 5.2 acre parcel off of Shady Lane proposed by Jason Lavoie.

The Zoning Board of Appeals will be in session on Thursday, January 22, 2015 at the Rollinsford Town Hall at 7PM to hear the following request: frontage variance to allow subdivision to create a new front lot on property located at 156 Clement Road, Tax Map 1, Lot 54.1.
